Aurora Illinois Housing Market Update, July 2026: The Fastest Moving Market in the Western Suburbs

Homes in Aurora sold in a median of just 7 days in June. That is faster than Naperville, faster than Plainfield, and faster than Oswego. If you are buying in Aurora, you do not have much time to think it over.

Where Aurora Prices Stand Right Now

Aurora's median sold price hit $370,750 in June, up 8.41% from the month before. That is one of the biggest monthly jumps of any city we track in the western suburbs right now.

Inventory is still low. Aurora had only 1.61 months of supply at the end of June. But here is the number that matters most for buyers hoping for a little more room to shop: months of supply is up 41.2% over the past year. That is the fastest growing inventory of any city in our coverage area. Aurora is still tight today, but it is loosening faster than anywhere else nearby.

Homes sold for 101% of list price on average, so sellers are still getting full price or a little more. Active listings carried a median price of $419,000, up 10.3% from the month before.

Looking at price per square foot, Aurora has actually been running ahead of both Plainfield and Oswego for the past year, closing in on $210 per square foot as of this summer. That is a shift worth watching if you bought in Aurora a few years ago and are wondering what your equity looks like now.

What's Happening with Mortgage Rates

Rates eased a bit heading into July. Freddie Mac reported the 30 year fixed rate at 6.43% as of July 2, a seven week low and down from 6.67% a year ago. Freddie Mac's chief economist pointed to purchase demand edging higher as buyers respond to the improved affordability.

For Aurora buyers, where the median price is well under Naperville or Oswego, even a small rate move can shift your monthly payment enough to matter.

The Local Angle in Aurora

Aurora covers a lot of ground, and neighborhoods like Lakewood Crossings, Amber Fields, The Wheatlands, and Oakhurst have all stayed active through the first half of the year. With days on market this short, buyers need to be ready to move the moment the right home hits.

I live in Aurora myself, so I am not reading these numbers off a spreadsheet from somewhere else. I see the sold signs go up. We regularly help first time and out of area buyers move fast in markets exactly like this one, sometimes going from first showing to an accepted offer in under a week. When a market moves at 7 days, you need a plan before you start touring, not after.

How We Can Help in Aurora

We have closed many transactions in Aurora, and this is the market where Julia lives and works every day. That local, boots on the ground knowledge matters when homes are moving this fast.

If you are thinking about selling, Aurora's sold to list ratio above 100% and rising prices make this a strong window. If you are buying, let's get you pre approved and ready before you fall in love with a house, because in this market, hesitation costs you the house.
