We track showing activity across Baird and Warner listings every week. It tells us exactly how many buyers are actively touring homes in our market. And what we saw this past week stopped us in our tracks.

For the week of May 7 through May 11, 2026, there were 299 showings scheduled across 108 active listings. That works out to an average of 2.8 showings per listing for the week.

Compare that to the week before. The week of April 30 through May 4 had just 193 showings across 108 listings, an average of 2 per listing.

That's a 55% jump in buyer traffic in a single week, with the same number of homes available.

Put simply: more buyers are out looking, and the supply of homes hasn't changed. If you're a seller, that's exactly the kind of market you want to list into.

The Spring Momentum Is Real

This isn't a one-week fluke. Look at where we started 2026.

Back in January, we were averaging well under 2 showings per listing each week. February picked up slightly. Then spring hit and the market shifted fast. The week of April 16 through April 20 saw 529 showings and an average of 5 showings per listing. That was the high point of the season so far.

Activity softened a bit after that, as it typically does after spring's first surge. But the week of May 7 through 11 showing 299 showings tells us the momentum hasn't gone anywhere. Buyers are still in the market and they're actively touring.

This pattern is consistent with what Illinois REALTORS have reported statewide. Median home prices in Illinois rose 6.8% year over year, while available inventory dropped 7.7%. The Chicago metro area is forecast to see nearly 5% price growth in 2026. Fewer homes for sale plus more buyers touring equals upward pressure on prices.

For sellers, that's a favorable position to be in.

What's Getting Shown Right Now

The top shown listing in the western suburbs this week was a home in Carol Stream priced at $375,000, which pulled in 42 showings all on its own. That's 16% of all showing activity for the week going to one property. That's the kind of demand that leads to multiple offers.

Other top-shown homes this week were priced between $290,000 and $900,000, spanning Carol Stream, Glen Ellyn, Naperville, Aurora, and Plano. Buyers are active across a wide price range, not just one segment of the market.

The companies bringing buyers through those doors include a mix of the biggest names in Chicagoland real estate.
