What Is the IHDA Access Home Program?
On March 11, 2026, Governor Pritzker and the Illinois Housing Development Authority (IHDA) officially launched IHDAccess Home. It's a statewide program that pairs a 30-year fixed-rate mortgage with up to $15,000 in assistance. That assistance is equal to 6 percent of the purchase price, up to the $15,000 cap.

Here's the part that makes it really useful: the $15,000 is structured as a zero-percent interest deferred loan. That means no monthly payments on the assistance while you live in the home. You only repay it when you sell, refinance, or after 30 years. IHDA Executive Director Kristin Faust put it simply: "Upfront costs remain one of the most common barriers for buyers entering the market."
This program is available statewide, including right here in DuPage, Will, and Kane counties. It can be paired with FHA, VA, USDA, and conventional loans. Veterans may qualify even without meeting the first-time buyer requirement.
What Are the Basic Requirements?
To qualify for IHDA Access Home, you generally need a credit score of 640 or above, meet the household income limits for your county, and the home must be your primary residence. You'll also need to complete a HUD-approved homebuyer education course before closing.
