Mortgage rate lock guide for Naperville Illinois home buyers by Team Elite Realtors

Should You Lock Your Mortgage Rate at 7.28%? What Illinois Buyers Need to Know

October 09, 2026•5 min read

The average 30-year fixed mortgage rate hit 7.28% on October 1, according to Freddie Mac. That is up from 7.03% the week before, and it is the highest level in nearly three years. If you are buying in Naperville, Aurora, Oswego, or Plainfield, Illinois, one question comes up fast: should you lock your rate now? The short answer is that it depends on your closing date and how much risk you can handle. Here is how a rate lock works, what it costs, and what to ask your lender.

What Rates Are Doing Right Now

Freddie Mac's weekly survey put the 30-year fixed rate at 7.28% and the 15-year fixed at 6.60% on October 1. Rates have been climbing for several weeks in a row. Mortgage rates tend to follow the 10-year Treasury yield, and you can watch daily moves on Mortgage News Daily.

We have written before about the mortgage lock-in effect in Illinois. Here is what the latest jump does to a payment. We ran principal and interest only, with no taxes or insurance, on a $400,000 loan:

  • 6.30% (about a year ago): about $2,476 a month

  • 7.03% (late September): about $2,669 a month

  • 7.28% (October 1): about $2,737 a month

In one week, that is roughly $68 more a month on the same loan. Compared to a year ago, it is about $261 more a month.

What a Rate Lock Is

A rate lock is your lender's promise that your interest rate will not change before closing. The CFPB explains it like this: your rate holds as long as you close within the lock period and nothing changes on your application.

A few key facts:

  • Lock periods are usually 30, 45, or 60 days. Some lenders offer longer ones.

  • Not every Loan Estimate is locked. Look at the top of page one of your Loan Estimate to see if your rate is locked and for how long.

  • A lock can work against you. If rates fall after you lock, you may be stuck with the higher rate unless you have a float-down option.

  • Extensions can cost money. If closing slips past your lock date, you may pay a fee to extend, take the new market rate, or re-lock. The CFPB warns that extending can be expensive.

Lock or Float? How to Think About It

We cannot tell you where rates will go, and neither can anyone else. So here is how we frame it for buyers.

Locking makes sense when a higher payment would break your budget, or when you would rather know your number than watch the market every day. After six weeks of increases, many buyers feel that way.

Floating is a bet that rates will drop before you close. It can pay off. It can also cost you if rates keep rising. Only float if you could still afford the home at a higher rate.

Either way, here is what to ask your lender (we recommend Jason Zimmer or Kevin Napoleon):

  1. Can I lock now, or only after my offer is accepted?

  2. How long is the lock, and does it match my closing date?

  3. What does an extension cost if closing is delayed?

  4. Is there a float-down option, and what does it cost?

  5. Can you put the lock terms in writing?

That last one matters. A lock you only talked about on the phone is hard to prove if there is a dispute.

Special Cases in the Western Suburbs

New construction. Builds take longer, so you may need a longer lock, and longer locks usually cost more. Ask early. Our Plainfield and Oswego new construction guide covers what to ask a builder.

Seller help. Some sellers will pay toward closing costs or a rate buydown instead of cutting the price. Ask us what is realistic in your price range.

Shopping lenders. Rates can differ from lender to lender on the same day. The CFPB's Owning a Home guide shows how to compare loan offers.

Frequently Asked Questions

What is the mortgage rate today in Illinois? Freddie Mac reported the national average 30-year fixed rate at 7.28% on October 1, 2026. Your own rate depends on your credit, down payment, and loan type, so ask your lender for a quote (we recommend Jason Zimmer or Kevin Napoleon).

How long can I lock my mortgage rate? Locks are usually 30, 45, or 60 days, and some lenders offer longer ones. Pick a lock that covers your real closing date with a little cushion.
