Lodi Grove in Oswego, Illinois: What the Proposed 477-Home Development Near Churchill Club Means for Buyers and Homeowners

September 26, 2026•4 min read

A new subdivision called Lodi Grove has been proposed on about 102 acres near Churchill Club in Oswego, Illinois. The plan calls for 182 single-family homes and 295 townhomes. It is not approved yet, and the planning commission has asked for changes. Here is what we know, what it could mean for buyers and nearby homeowners, and what to watch next.

What Is Planned for Lodi Grove in Oswego

According to Shaw Local's report from the September planning and zoning meeting, here are the basics:

  • Developer: Silverthorne Development Co.
  • Location: About 102 acres north of Wolfs Crossing Road, just east of the Churchill Club subdivision, and west of Oswego East High School
  • Homes: 182 single-family homes plus 295 townhome units in 61 buildings
  • Lot sizes: Single-family lots from about 7,020 to 10,000 square feet
  • Current status: The land is farmland in unincorporated Kendall County today

The planning and zoning commission asked the developer to revise the plan before it moves to the Oswego Village Board. Commissioners asked for a more open design and raised questions about traffic.

Why This Matters: Oswego Keeps Growing

This proposal fits a bigger pattern. Oswego has been one of the fastest-growing communities in the western suburbs, and we wrote about that trend in why Oswego, Illinois is growing so fast.

Across Illinois, supply is still tight. Illinois REALTORS® reported the statewide median price hit $338,000 in July, up 6% from a year earlier, and the group has said the state needs a lot more new home building to meet demand. You can track the latest on the Illinois REALTORS® market stats page. New subdivisions like this one are one way that gap gets filled.

What It Could Mean for Churchill Club and Nearby Homeowners

We get this question a lot when a big project is proposed next door: "What does this do to my home value?" Here is our honest take. Nobody can promise a result, and it will depend on the final plan. These are the things we watch:

  • Price point. New homes priced near or above nearby resale homes can help support values. We do not know Lodi Grove pricing yet.
  • Traffic and access. Wolfs Crossing Road is already a busy corridor. Road plans will matter to daily life.
  • Timing. Big subdivisions build out over years. Buyers comparing new construction to a resale home in Churchill Club will have choices for a while.
  • Density. The commission already asked for a more open design, so the final number of homes may change.
