Mortgage rates and buying power for Naperville Illinois homebuyers, Team Elite Realtors

Mortgage Rates Just Crossed 7%: What It Means for Your Buying Power in Naperville, Aurora, Oswego and Plainfield

September 25, 2026•5 min read

Mortgage rates just crossed 7% for the first time since early 2025. On a $400,000 loan, that adds about $193 a month compared to this time last year. If you are shopping for a home in Naperville, Aurora, Oswego, or Plainfield, Illinois, here is what that really means for you and what to do next.

Mortgage Rates Hit 7.03%: Here Are the Numbers

According to Freddie Mac's weekly survey, the average 30-year fixed rate was 7.03% on September 24, 2026. That is up from 6.95% the week before and 6.71% at the start of September. A year ago it sat at 6.30%.

The 15-year fixed rate climbed to 6.42%.

Why the jump? Mortgage rates tend to follow the 10-year Treasury yield, not the Fed's decisions directly. That yield has been pushing higher, and mortgage rates came along for the ride. You can track daily moves on Mortgage News Daily.

How a 7% Rate Changes Your Buying Power

Here is the simple version. We ran the math on principal and interest only (taxes and insurance not included):

  • $400,000 loan at 6.30%: about $2,476 a month
  • $400,000 loan at 7.03%: about $2,669 a month

That is roughly $193 more every month for the same house.

Now flip it around. Say your budget for principal and interest is $2,600 a month. At last year's rate, that covered a loan of about $420,000. At today's rate, it covers about $390,000. That is about $30,000 less house for the same payment.

That gap matters in the western suburbs, where prices are still climbing. Illinois REALTORS® reported the statewide median price hit $338,000 in July, up 6% from a year earlier. You can dig into the latest numbers on the Illinois REALTORS® market stats page.

What We Are Seeing Here in the Western Suburbs

Here is the part the headlines miss. When rates jump, some buyers step back. That can mean a little less competition on homes that were getting five offers in the spring. Nationally, NAR reported existing-home sales dipped 2% in August, and inventory rose to 4.9 months of supply.

Our local market is its own animal, though. Naperville, Plainfield, Oswego, and Aurora each move differently, and so do the subdivisions inside them. Based on what we're seeing in the MLS right now, well-priced homes in popular neighborhoods are still moving. We can pull the current numbers for the exact area you are looking at.

A few moves we are helping buyers make right now:

  1. Get re-approved. If your pre-approval is from the spring, your numbers may have changed. Ask your lender to rerun them at today's rate.
  2. Ask about a seller credit. Some sellers will help pay for a rate buydown instead of cutting the price. We covered how that works in our post on seller concessions in the western suburbs.
  3. Shop your lender. Rates can differ between lenders on the same day. CFPB's Owning a Home guide explains how to compare loan offers.
  4. Watch for new listings the moment they hit. Set up alerts on Zenlist so you see homes the same day they come available.

Frequently Asked Questions

What is the mortgage rate today in Illinois? The national average 30-year fixed rate was 7.03% on September 24, 2026, per Freddie Mac. Your actual rate depends on your credit, down payment, and loan type, so ask your lender for a quote.

Should I wait for rates to drop before buying a home in Naperville? The short answer is, it depends on your timeline. Nobody can promise where rates will go. If you find the right home and the payment works today, you can often refinance later if rates fall. You cannot go back and buy a house you passed on.

How much house can I afford at a 7% mortgage rate? As a rough example, a $2,600 monthly principal and interest budget covers about a $390,000 loan at 7.03%. Taxes, insurance, and HOA dues come on top of that. A lender can give you your exact number.
