Upgrade costs add up fast. A builder may advertise a home at $450,000 but by the time you've visited the design center and picked the countertops, floors, and lighting you actually want, you could easily be at $520,000 or more. Go into the design center with a budget and stick to it.
The builder's preferred lender is also worth evaluating carefully. They may offer closing cost incentives tied to using their lender, but the rate isn't always the best available. Get a comparison quote from an outside lender before committing.
We always recommend a third-party home inspection on new construction before closing. Builders are good, but they're not perfect, and you need someone looking out for you. A newly built home can still have issues that need to be addressed before you close.
