Here is what the latest local numbers show for Naperville, Aurora, Oswego, and Plainfield, Illinois, and what they really mean for you.
A Lot More New Homes to Choose From
According to local MLS data from MRED, the number of new construction homes for sale over the past year is up in most of our towns. Oswego more than doubled, jumping about 131 percent to 67 homes. Aurora is up about 81 percent to 47 homes. Plainfield is up about 21 percent and now has 102, the most of any town we cover. Naperville held steady at 37.
More homes for sale means more room to choose and a little less pressure to rush. If you have been waiting for options, this is the most you have seen in a while.
Why Naperville Is the Odd One Out
Naperville barely moved, and there is a simple reason. It is mostly built out. There is not much open land left, so the big single family communities that used to drive those numbers have largely sold through. What is going up now is mostly townhomes on smaller infill lots. So if you want a brand new single family home with a yard, you will find a lot more of it in Aurora, Oswego, and Plainfield than in Naperville these days.
What Is Really Happening With Prices
Here is the part you have to read closely, because the headline number is misleading. In Naperville, Plainfield, and Oswego, the median new construction sale price came down this year. That sounds like values dropped. They mostly did not.
The price per square foot barely moved. Plainfield and Oswego actually ticked up a touch per foot, and Naperville eased only about 11 percent. The median fell because builders are putting up smaller, more affordable homes, like townhomes, so the typical new home is simply smaller than it used to be. Per square foot is the number that tells the truth. For the last 12 months it sits around $219 in Naperville, $248 in Aurora, $218 in Plainfield, and $214 in Oswego.
Translation: new construction is not crashing. It is shifting toward homes more people can afford.
What This Means If You Want a New Home Here
For buyers, this is good news. You can get a brand new, lower maintenance home, often a townhome, at a friendlier price, especially in Oswego, Plainfield, and Aurora.
