Oswego Illinois Housing Market Update, July 2026: Prices Jump 11.5% in One Month

Oswego just posted the biggest single month price jump of any city we track in the western suburbs. Median sold price hit $470,000 in June, up 11.5% from May. Let's break down what is actually driving that number.

Where Oswego Prices Stand Right Now

Oswego's median sold price of $470,000 is up 11.51% month over month, the largest jump among Naperville, Aurora, Oswego, and Plainfield this period. Active listings carried a median price of $525,655, up 8.3% from the month before, the highest monthly jump in active list prices of any city we track.

Inventory sits at 2.33 months of supply, down 4.12% from May but still up 18.9% over the past 12 months. That year over year growth means Oswego buyers have more to choose from than they did a year ago, even with prices climbing.

Homes sold for 99.9% of list price on average, essentially right at asking. Median days on market came in at 11 days, up sharply from the month before. That is worth watching. A slower pace paired with a big price jump can mean the market is digesting a wave of larger, pricier homes selling, not necessarily that every home in Oswego is worth 11% more overnight.

One number to treat carefully: Oswego's public records sold price jumped 38.9% in a single month to $519,990. Public records data comes from a much smaller pool of actual closed deed transactions than MLS sold data, so one month can swing hard on just a handful of high end sales. We would call this a trend to watch, not a number to bank on yet.

Oswego Market Update

What's Happening with Mortgage Rates

Freddie Mac reported the 30 year fixed rate at 6.43% as of July 2, a seven week low, down from 6.49% the week before and 6.67% a year ago. For a market like Oswego where prices just moved up fast, even a small rate dip helps keep monthly payments from climbing at the same pace as the sale price.

The Local Angle in Oswego

Oswego has been one of the fastest growing markets in our coverage area, and neighborhoods like Churchill Club and Downtown Oswego keep pulling in buyers who got priced out of Naperville but still want that same suburban feel. Price per square foot in Oswego has climbed steadily since 2023 and is now closing in on $195, not far behind Plainfield.

A lot of our Oswego business comes from people we helped buy their first home years ago who are now ready to move up. We remember exactly who they are, and many of those returning sellers see multiple offers when they finally list. If that sounds like you, that first conversation costs nothing and tells you a lot.

Frequently Asked Questions

Why did Oswego home prices jump 11.5% in one month?
Part of it reflects genuine demand, and part of it reflects the mix of homes that closed in June. Larger or pricier homes closing in the same month can pull the median up quickly. We watch this over several months, not one.
