Bluestem in Plainfield, Illinois: 91 New Pulte Homes Approved. What Buyers Should Know
The Plainfield Village Board has approved plans for Bluestem, a new subdivision of 91 single-family homes by Pulte Homes. It is planned for about 40 acres at the northeast corner of 119th Street and 248th Avenue, just north of Plainfield North High School. Homes are expected to start around $520,000 and could reach about $700,000. If you are shopping in Plainfield, Illinois, here is what we know, what is still open, and what to ask before you get excited.
What Plainfield Approved for Bluestem
According to Shaw Local's report from late September, here are the basics:
Builder: Pulte Homes
Location: Northeast corner of 119th Street and 248th Avenue, north of Plainfield North High School
Size: 91 single-family homes on about 40 acres, plus one custom home site of about an acre
Home styles: Two to four bedroom homes aimed at younger buyers, and four to six bedroom homes for move-up buyers
Expected prices: About $520,000 to possibly $700,000
Open space: A half-acre park, about nine acres of open space for floodplain and stormwater, and a multi-use path
Timing: The builder would like to start work in the spring
The village board voted on September 21. Trustees approved bringing the land into Plainfield from unincorporated Will County, which is a step called annexation. They also approved a special use permit and the preliminary plans. The annexation vote was unanimous. One trustee voted no on the preliminary plans because he did not like the single custom home lot.

Why the Density Number Matters
The plan works out to about 2.25 homes per acre. Plainfield's own comprehensive plan marks this land for a much denser mix, at seven to eight homes per acre. So the village approved fewer homes on this land than its long-range plan allowed.
What does that mean for you? It means the neighborhood is planned to feel more open than a dense townhome community. We do not have lot sizes or floor plans yet, so we will not guess. Pulte will release those details as the project moves toward sales.
What Buyers Should Watch Next
Nothing here is built yet. That changes how you should think about it.
Prices are projections. The $520,000 to $700,000 range came from the village discussion. Final pricing comes from the builder, and it can move with costs and the market.
Spring is a start date, not a move-in date. Even in a good year, the first homes take months to finish.
Rates matter more than ever. Freddie Mac reported the 30-year fixed rate at 7.28% on October 1. On a new build, a long rate lock can cost extra. Ask the builder's lender and your own lender about it early. We recommend Jason Zimmer of Parlay Mortgage or Kevin Napoleon of Key Mortgage. Tell them Team Elite sent you so they know to take great care of you.
Compare it to resale. New construction is not always the better deal. Our guide to buying new construction in Plainfield and Oswego and our post on new construction vs. existing homes walk through what to ask a builder.
The site sits next to a high school, and the plan includes crosswalks and a path toward the school access drive. One trustee also pointed out that traffic near the school is already heavy. For school boundaries, go straight to Plainfield School District 202. For ratings, use third-party sources like GreatSchools or Niche.
What It Could Mean for Nearby Homeowners
If you already own near 119th and 248th, here is our honest take. Nobody can promise what new homes next door will do to your value. It depends on the final prices, how fast homes sell, and how traffic is handled.

Buying New Construction in Plainfield With a Local Team
The sales rep in a builder's model home works for the builder. That is normal, and they are often very nice. But you should have someone on your side from the very first visit, because many builders ask for your agent's name at that first meeting.
