Should you rent or buy in the western suburbs of Chicago right now? The honest answer is that it depends on one thing more than any other: how long you plan to stay. Let's walk through the real numbers so you can decide for yourself, no sales pressure.

What It Costs to Rent Here

For a starting point, look at the federal Fair Market Rent, which is the government's benchmark for a moderately priced unit with utilities included. For the Naperville, Aurora, and Plainfield area, the HUD Fair Market Rent for 2026 is about $1,581 for a one bedroom and $1,781 for a two bedroom. For Oswego it runs a bit higher, around $2,050 for a two bedroom. Keep in mind that newer apartments often ask more than these benchmarks, so your real rent could be higher.

Now the buy side. Say you are looking at a $300,000 condo or townhome, a common entry point in our area. With 10 percent down, your loan would be about $270,000. At today's 30 year fixed rate of 6.52 percent, according to Freddie Mac, your principal and interest would run about $1,700 a month.

But that is not the whole bill. Once you add property taxes, homeowners insurance, an HOA fee, and mortgage insurance (which applies when you put less than 20 percent down), your all in monthly cost lands somewhere around $2,500 to $2,900. These are estimates and they vary a lot by home and by county, so the only way to know your real number is to run it.

Month to month, renting often looks cheaper, especially in the short term. So why do people buy? Two reasons. First, a big chunk of that mortgage payment goes toward principal, which means you are building equity instead of handing it to a landlord. Second, your rent tends to climb every year, while a fixed mortgage payment stays the same for 30 years.

Here is the simple rule we share with people. If you plan to move again within about three years, renting usually makes more sense. If you plan to stay five years or more, buying usually comes out ahead. The longer you stay, the more buying tends to win.
