More homes are for sale right now across the western suburbs, and prices are still holding strong. That combination is rare, and it matters whether you are selling, buying, or just watching from the sidelines. Here is what we are seeing in the numbers and what it means for you.

More Homes Are Hitting the Market

The biggest shift this spring is supply. The number of active homes for sale across our local MLS climbed to about 43,455 as of June 22, up from around 35,581 back in early March. That is a real jump in just a few months.

For buyers, this is welcome news. More homes means more choices and a little more room to breathe. You are not always racing five other offers the moment a home hits the market.

For sellers, it means something different. You have more company now. The home down the street that would have sold in a weekend last year may take a bit longer this time. Pricing and presentation matter more than they did even three months ago.

Prices Are Still Holding Steady

Here is the part that surprises people. Even with more homes for sale, prices have not dropped. In our market, the median sold price in the most recent week was about $380,000, compared to roughly $350,750 a year ago. That is up, not down.

The national picture backs this up. According to the National Association of REALTORS, existing home sales in May rose to their highest level since December, and the median price hit a new record. Lower rates are helping too. Freddie Mac reported the average 30 year fixed mortgage at 6.47% in mid June, down from 6.81% a year ago. When borrowing costs ease even a little, more buyers can afford to jump back in.

So we have more homes and more buyers at the same time. That is why prices are staying firm instead of falling.

What This Means in Naperville, Aurora, Oswego, and Plainfield

Every town moves a little differently, and that is where local knowledge earns its keep. We have closed ove 121 homes in Naperville and 115 in Plainfield over the years, and we watch Aurora and Oswego closely as both keep growing. Demand in these towns has stayed strong because families want space, good options, and an easy commute.

Nationally, NAR found that 82% of buyers are choosing areas outside the big city center. That is the western suburbs in a nutshell. Buyers keep coming our way, which keeps a healthy floor under prices even as more homes list.
