More Homes Are Hitting the Market in the Western Suburbs, Here's What Sellers Need to Know

Active listings just hit their highest point of the year across our local market. If you’re thinking about selling, that is not a reason to panic. It is a reason to get your pricing and your prep work right, because buyers now have options they did not have a few months ago.

Inventory Is Climbing, and Buyers Are Noticing

As of the week ending June 29, 2026, total active listings across our local MLS reached 43,591. Back in early March, that number sat at 35,581. That is a jump of about 8,000 homes on the market in just a few months.

More homes for sale means more choices for buyers, and it means your home is competing harder for attention than it was in the spring. We are seeing this play out in real showings. Homes are still selling. They just need to earn it a little more than they did when the shelf was bare.

The Numbers Still Favor Sellers Who Price It Right

New listings for the week of June 22 through June 29 came in at 5,674, down slightly from 6,118 during the same week last year. Closed sales dipped too, landing at 2,589 compared to 3,149 a year ago. On the surface that sounds like a slowdown.

Here is the part that matters more. The median sold price for that same week was $365,000, up from $345,000 a year earlier. That is a jump of about $20,000. Fewer closings, but higher prices. That tells us buyers are still willing to pay, they are just being more selective about which homes get their money.

We have noticed something specific in the way homes are selling right now. A few years ago, you could put a home on the market without deep cleaning it and still get a solid offer, sometimes with no inspection request at all. That window has closed.

Homes that show like they belong on HGTV are the ones moving fastest. If your home is not quite show ready, plan on getting an inspection request. As is sales, where a buyer skips the inspection contingency altogether, are just not happening as often as they used to.

There is one more piece of local timing worth knowing. We have not seen a big rush of activity tied to any single event, but families do like to get settled before the school year starts. If your home is on the market with enough runway before August, you are likely picking up some extra buyers from that back to school push.
