What Is a 2-1 Buydown? Naperville, IL Buyer Guide

October 22, 2026•4 min read

A 2-1 buydown lowers your mortgage rate by 2% for the first year and 1% for the second year, then it goes back to your normal rate. The cost is usually paid up front, often by the seller. With 30-year rates sitting at 7.40%, it is one of the tools we are using most with buyers in Naperville, Aurora, Oswego, and Plainfield, Illinois right now.

How a 2-1 Buydown Works

Here is the simple version. Someone puts money into an account at closing. That money covers part of your payment for the first two years.

According to Freddie Mac, the average 30-year fixed rate was 7.40% on October 15, 2026. Here is what a 2-1 buydown looks like on a $400,000 home with 10% down, a $360,000 loan, principal and interest only:

  • Year 1 (5.40%): about $2,022 a month
  • Year 2 (6.40%): about $2,252 a month
  • Year 3 and on (7.40%): about $2,493 a month

That saves about $471 a month the first year and $241 a month the second year. The total cost of the buydown is roughly what you save, about $8,500 in this example.

Who Pays for It?

Usually the seller or a builder pays, as part of the deal. A buyer can ask for it in the offer instead of asking for a lower price.

There are limits. Seller help is capped based on your loan type and down payment. For a conventional loan with less than 10% down, the cap is 3% of the price. With more down, it goes up. Your lender will tell you exactly what applies.

Here's why sellers like it. Cutting the price by $8,500 lowers a buyer's payment by only about $50 a month. Putting that same $8,500 into a buydown lowers it by hundreds for the first two years. Same money from the seller, a much bigger difference for the buyer.

Is a 2-1 Buydown Right for You?

It can be a great fit if:

  • You expect your income to go up in the next couple of years.
  • You want breathing room while you furnish and settle in.
  • You think you may refinance if rates come down.

Be careful if:

  • You can only afford the year 1 payment. You must qualify at the full rate, and the year 3 payment is the real one.
  • You are counting on rates dropping. Nobody can promise that.

If you refinance or sell before the two years are up, the leftover money is usually applied to your loan. Ask your lender how they handle it. To run your own numbers, talk to Jason Zimmer at Parlay Mortgage or Kevin Napoleon at Key Mortgage, and tell them Team Elite sent you. How We Use Buydowns in Naperville, Aurora, Oswego and Plainfield

Here is what we're seeing in the MLS right now: well-priced homes still move, but buyers are stretched with rates over 7%. When a home has been sitting, we often ask for a buydown instead of a price cut, and many sellers say yes because it gets the deal done.

At Team Elite Realtors, we're Julia Corkey and Vickie Schoenfeld, and we build these offers with our lender partners every week. We're with Baird and Warner, which was the first brokerage in Illinois to put listings online back in the 1990s. Want to see how a buydown fits your budget? Frequently Asked Questions

What is a 2-1 buydown on a mortgage? It lowers your interest rate by 2% the first year and 1% the second year. From year three on, you pay your normal rate. The cost is paid up front, often by the seller.

Can I ask the seller to pay for a 2-1 buydown? Yes. You can ask for it in your offer. It counts toward the limit on how much a seller can contribute for your loan type.

Do I have to qualify at the lower rate or the full rate? Usually the full rate. Lenders want to know you can afford the payment after the buydown ends.
