Is It a Buyer's Market or a Seller's Market in the Western Suburbs Right Now? How to Tell in Fall 2026
Right now, the answer depends on where you look. Nationally, the market is tilting toward buyers, with inventory at its highest level in over 10 years. Here in Illinois, supply is still tight and prices are still rising. In Naperville, Aurora, Oswego, and Plainfield, Illinois, the real answer can change from one subdivision to the next. Here is how to tell which kind of market you are actually in.
What Is a Buyer's Market vs. a Seller's Market?
It comes down to one number: months of supply. That is how long it would take to sell every home on the market if no new listings came up.
A common rule of thumb:
- Under about 6 months: Leans toward a seller's market. Fewer homes, more competition, more multiple offers.
- About 6 months: Balanced. Neither side has a big edge.
- Over 6 months: Leans toward a buyer's market. More choices, more room to negotiate.
Other clues help too. Watch how many days homes sit, how often prices get cut, and how often homes sell over list price.

What the Latest Data Shows
Nationally, NAR reported that existing-home sales dipped 2% in August 2026. Inventory rose to 4.9 months of supply, the highest in over a decade. Sales slipped in the Midwest compared to a year ago.
Mortgage rates are part of the story. Freddie Mac reported the 30-year fixed rate at 7.03% on September 24, the first time above 7% since early 2025. Higher rates tend to cool buyer activity a bit.
But Illinois is still running tighter than the national picture. Illinois REALTORS® reported the statewide median price hit $338,000 in July, up 6% from a year earlier, with inventory still falling. You can track it yourself on the Illinois REALTORS® market stats page.
So the national headline says "buyers are gaining ground." Illinois says "not so fast."
What It Means in Naperville, Aurora, Oswego and Plainfield
Here is where local knowledge matters most. A well-priced home in a popular Naperville neighborhood can still see a lot of showings in the first week. A home a few miles away, priced a little high, might sit. Same town, two very different markets.
That is why we never hand out one number for the whole area. Based on what we're seeing in the MLS right now, the right price and the right launch still make a huge difference. We can pull months of supply for your exact subdivision so you know where you stand. For a broader look, see our fall 2026 housing market update for the western suburbs.
If you are selling: Do not assume spring-style bidding wars. Price it right from day one. We always say the most showings come in the first seven days, so the launch matters. Our western suburbs inventory guide for sellers goes deeper.
If you are buying: You may find a little more room to negotiate on homes that have been sitting, especially with rates up. Set up alerts on Zenlist so you catch new listings the day they hit.
