How to Price Your Home When Mortgage Rates Hit 7% in the Western Suburbs
Pricing your home is the biggest choice you make as a seller, and it gets harder when rates jump. The 30-year rate hit 7.03% on September 24, according to Freddie Mac. Buyers are watching every dollar. If you are listing this fall in Naperville, Aurora, Oswego, or Plainfield, here is the plan we would follow to price it right.
The Rule: The Market Sets the Price, Not Your Neighbor's Facebook Post
Sellers often pick a number from a friend, a past sale, or an online estimate. We get it. But buyers compare your home to what is for sale and what recently sold. That is it. Our post on buyer's market vs. seller's market this fall shows how to read the room.
Why Overpricing Backfires
For the last five years, buyers got used to homes selling at asking price. So when they see a price that is too high, they do not come see it and negotiate. They just think you are overpriced and keep scrolling. Then they watch your home and wait for the price cut. You do not want to be watched. You want the offer. That is why we say to price right from day one.
We always say the most showings come in the first seven days. If your price is too high, buyers skip you. Then your listing gets stale, and the next price cut looks like a warning sign.

What the August 2026 Numbers Say
Local numbers show why one size does not fit every town. In August 2026, according to MLS data from Midwest Real Estate Data, detached homes in Naperville sold for about 100.2% of their original list price, with an average market time of 26 days. In Aurora, detached homes got about 99.8% of original list price with an average market time of 31 days, while active inventory was up about 20% from a year ago. In Plainfield, detached homes got about 98.0% of original list price and averaged 54 days on the market, up from 33 days a year earlier. Same season, same rates, very different results.
Small sample sizes can make one month look extreme, so we look at the trend and the street, not just the headline. Ask us for the numbers on your neighborhood.
A Simple 4-Step Pricing Plan
Look at recent sales. Use homes that closed nearby, with similar size, age, and condition.
Look at your competition. What is active and pending in your area today?
Be honest about condition. Updates, repairs, and location all matter.
Talk about payment, not just price. At today's rates, a small price change can shift a buyer's monthly payment.

Low Appraisals Are Real
If you price too high and get an offer, the appraisal can come in low. If that happens, we walk through your options in our post on what to do if the appraisal comes in low. It is a lot easier to price right than to fix it later.

Frequently Asked Questions
How do I price my house to sell in Illinois? Use recent nearby sales and current competition, then adjust for condition. Ask your agent to pull the MLS data.
Should I price high and come down later? Usually not. The first week gets the most attention, so start at a price that fits the market.
How do rates affect my home price? Higher rates raise the monthly payment for buyers, which can limit what they can pay. That is why pricing matters more.
