Should I Wait for Rates to Drop? Illinois Buyers

October 26, 2026•5 min read

If you find the right home and the payment works today, waiting for lower rates can cost you more than it saves. Rates might drop, but home prices might rise, and you can't go back and buy a house you passed on. With 30-year rates at 7.40%, here is how buyers in Naperville, Aurora, Oswego, and Plainfield, Illinois can think it through.

Where Rates Are Right Now

According to Freddie Mac, the average 30-year fixed rate was 7.40% on October 15, 2026, the same as the week before. A year ago it was 6.27%.

That's a big jump, and we understand why so many buyers want to wait. But the rate is only one piece of what you pay.

The Math on Waiting

Let's walk through a simple example. These numbers are made up to show the idea, not a prediction. Principal and interest only, 10% down.

  • Buy now: $400,000 home at 7.40%. Payment about $2,493 a month.
  • Wait a year, rates drop to 6.75%, price rises 5%: $420,000 home. Payment about $2,452 a month. You save only about $41 a month, and you need $2,000 more for your down payment.
  • Wait a year, rates stay the same, price rises 5%: $420,000 home at 7.40%. Payment about $2,617 a month. That's about $124 more every month.

Prices have been climbing in Illinois. Check the latest on the Illinois REALTORS® market stats page.

What We Have Seen Happen to Buyers Who Waited

Our honest advice: you buy when you're ready to buy and when you can afford it. Waiting for the "perfect" moment has cost a lot of people a lot of money. A few examples from Freddie Mac's own rate history:

  • 2020 and 2021: Rates hit record lows, under 3% at one point. Plenty of buyers waited for more homes to come on the market. By late 2022, rates had passed 7%, and those buyers lost the lowest rates of their lifetime.
  • Last fall: Rates were about 6.27% in October 2025. Buyers who decided to wait a year are now looking at 7.40%.
  • Every year in between: While people wait, they keep paying rent and miss out on the equity they could have been building.

Nobody can promise where rates go next. That's the point. You can't time it, so plan around your life and your budget instead.

Buy and Wait vs. Wait to Buy

There's an old saying in real estate: it's better to "buy and wait" than to "wait to buy." Here's why:

  1. You can refinance later. If rates fall, you may be able to refinance into a lower rate. You can't go back and buy at last year's price.
  2. You start building equity now. Every payment pays down your loan instead of a landlord's.
  3. Less competition today. When rates drop, buyers flood back in. That often means more multiple offers.
  4. There are tools to soften the rate. A seller-paid buydown can lower your payment for the first couple of years. We broke that down in our post on how a 2-1 buydown works.

Refinancing costs money and is never guaranteed, so don't buy a home you can only afford if rates drop. Buy the home that works for your budget today.

When Waiting Does Make Sense

We would never push you into a home that is not right. Waiting can be the smart move if:

  • Your job or income is uncertain.
  • You don't have a solid emergency fund after closing.
  • You plan to move again in a year or two.
  • You haven't found a home you actually love.
